Cork is really two property markets wearing one county name. What an agent charges in Douglas and what they charge in Schull are set by different pressures, and treating them as one number is how sellers overpay.

The short answer
The going rate across Cork is 1.25% – 2% plus VAT at 23%. Where you land inside that range depends far less on which agent you ring than on which part of the county you are selling in — and on whether you ask more than one of them.

Cork city behaves a little like a smaller Dublin. There is a real cluster of agents working Douglas, Bishopstown, Blackrock and the western suburbs, they compete for the same listings, and a seller who asks three of them for a quote will usually see movement on the percentage. The city is also the one part of the county where you can reasonably expect a sale to move at pace.
Step outside the commuter belt and the logic inverts. In much of North and West Cork there may be only two or three agents genuinely active in your area, selling times are longer, and the agent is pricing for the risk of carrying marketing costs on a property that could sit for months. A 2% quote in Bantry is not the same proposition as a 2% quote in Douglas.
West Cork deserves its own note, because the higher rates there are not purely a lack of competition. A house in Kinsale, Clonakilty or on the Mizen peninsula is frequently sold to a buyer from Dublin, the UK or further afield, and reaching that buyer takes genuine marketing spend — drone footage, proper video, placement that goes beyond the domestic portals. Where an agent is doing that work, the premium can be earned. Where they are putting six photographs on Daft and waiting, it is not.
The practical test is the same everywhere in the county: ask what the higher fee buys, and ask for it in writing. An agent charging 1.9% because the property is genuinely hard to reach a buyer for should be able to describe exactly how they intend to reach them.
Establish which Cork you are in first. If you are inside the city or the commuter ring, treat 2% as a starting position rather than a market rate and get three quotes. If you are in West or North Cork, accept that the range is genuinely higher and focus on what the marketing spend actually is.
In West Cork, buy the reach, not the rate. The buyer for a coastal Cork property often is not in Cork. Ask specifically how the agent markets outside Munster — video, overseas portals, their own buyer database. That is worth more than a quarter-point saving.
Watch the sole agency term outside the city. Longer selling times make agents ask for longer exclusive periods. Twelve weeks is common in rural Cork. Eight is usually accepted and costs a performing agent nothing.
Ask about the Cork city minimum fee. City apartments and smaller terraced homes often fall under an agent minimum. Below roughly €300,000 the percentage may not be what you actually pay, so ask for the floor.
