Douglas is one of the most actively traded suburbs in Cork, and that works in a seller’s favour on fee. Where an agent is confident of a sale within weeks, the commission they will accept drops — the inner-suburb band of 1.25% to 1.6% plus VAT reflects that, against up to 2% in parts of north and west Cork.
The practical consequence is that the first number you are quoted in Douglas is rarely the floor. An agent quoting 1.6% on a property they expect to sell inside a month is pricing in comfort, not difficulty. Ask what the higher figure buys that the lower one does not.
